Buyer's Guide

Buying a home should be a joyous and rewarding experience. To simplify the process and make it less overwhelming for you, we have gathered information and helpful tools to get you started in your search.

If you would like Russell & Ward Realty to assist you in the purchase of a new property, please contact us. We can create a personal buyer profile with information you provide to us, and initiate a daily search of the Toronto Real Estate Board database for properties on your behalf. We will notify you via e-mail, fax or phone when new listings that match your criteria become available. (TREB database is exclusive to registered TREB brokers, and displays new property listings often many days prior to public website viewing.)

Before You Move

Purchasing a home involves many one-time costs in addition to regular monthly expenses. Most likely, the largest one-time expense you'll have is the down payment. It often represents between 5-25% of the total price of the property. In addition to the actual purchase price, there are a number of other expenses that you might be expected to pay for. They are:

  • survey of property
  • mortgage application
  • mortgage appraisal
  • building inspection
  • legal fees
  • disbursements
  • statement of adjustments
  • real property and contents insurance
  • title insurance
  • land transfer tax
  • mortgage insurance
  • mortgage payment
  • utility connection charges
  • moving expenses
